Making the complicated seem simple
Formerly home to the Phoenix Hill Tavern, Louisville's most iconic bar, this corner is a gateway into Downtown Louisville from the growing Bardstown Road corridor. After selling 32 parcels including old houses, parking lots, and the tavern, this lot will soon be home to a new Luxury Apartment complex including 30,000 square feet of street level retail space and a parking garage. This was an intricate project that required patience as we worked with two other commercial property owners, negotiated rezoning of the land, and attended numerous public hearings that included historic advocate oversight.
“Wally helped me get into commercial real estate and has located and helped me purchase several properties in the past 10 years. Wally's knowledge, experience, and positive attitude make it a joy to work alongside him. He helped me turn a run-down retail location into a property that's now valued at 2.5 million and he finds the right tenants to occupy each building. He's taught me how to be a landlord and has become a great friend. I can retire with no fear of what the future holds financially because of Wally.”

“As President of Olympia Condo Council, I have worked closely with Wally Fluhr, our Property Manager, for the past 6 years. I have experience with other property managers at other condos and Wally is by far the very best Property Manager I have ever worked with. He is extremely responsive and I can always count of him to get things done. He's especially good at balancing conflicting interests/views and he always focuses on priorities - preparing budgets, cost savings, and identifying future opportunities.”

“I formerly owned and operated The Phoenix Hill Tavern in Louisville, Kentucky for almost 40 years. I also owned the real estate where the business was located. In 2015, Wally sold all of the real estate for me and I was able to retire at age 62. This sale was highly intricate as it involved two other commercial property owners and required rezoning and numerous public hearings that included historic advocate oversight. The real estate is currently being developed into a $50+ million dollar mixed use facility that will include 260 luxury apartments, a parking garage, and first floor retail along the streetscape. In the end, his honest, masterful real estate knowledge and skills made this transaction a reality.”

“Wally has represented The Marketing Squad twice in the past 5 years. He's listened to our needs, guided us through the process, and helped us find our office in a timely manner both times. He's a great guy with a great heart and he always made the process fun. I'd highly recommend him for looking for next office or listing your current one.”
